  • Closed sales dropped 37.9%. Only 18 homes sold in August compared to 29 last year. Year-to-date, sales are down 14%.
  • Homes are sitting much longer. Days on market jumped from 26 to 54 — more than doubling. Buyers are taking their time, and some homes are sitting.
  • Inventory is up 38.3%. There are 83 homes available right now compared to 60 last August. That's the most choice Bedford buyers have had in a while.
  • Months of supply moved from 2.6 to 4.0. That's approaching balanced territory (4 to 6 months). Bedford is no longer the sprint-to-offer market it was in 2024 and 2025.
  • Sellers are receiving 97.8% of list price — down slightly from 98.6%. Offers at or just below asking are the new normal here.

What does this mean? Bedford is transitioning. Prices are holding and even growing, but the urgency has cooled. This is a market that rewards smart pricing and patience — on both sides.

  • Days on market jumped from 6 to 75. That's a dramatic change and a signal that condo buyers in Bedford have leverage right now.
